REP Financial | Wholesaler Partnerships

Your Deals. Their Investment Goals. A Financing Resource.

Give qualified investor buyers an additional way to explore financing for fix-and-flip purchases, bridge acquisitions, and rental investments—without changing how you run your wholesale business.

Business-purpose real estate financing only. All financing subject to lender eligibility and applicable state requirements.

A resource for your buyers

Help buyers assess financing before it becomes an obstacle.

A well-presented property can still stall when a buyer has not confirmed lender criteria, liquidity needs, or timing. REP Financial helps qualified investors understand financing requirements early, so they can make more informed decisions.

Simple collaboration

How a wholesale partnership works

1

We get acquainted

Tell us about the markets, property types, and investor buyers you serve. We'll explain the situations in which a financing conversation may be useful.

2

Your buyer opts in

With the buyer's permission, introduce them to REP Financial or share our contact information. Avoid forwarding private financial documents without authorization.

3

We assess potential fit

We review the buyer's business-purpose scenario and discuss next steps, subject to financing availability, lender guidelines, and applicable law.

Best-fit transactions

Built around investor-ready opportunities.

Our preferred conversations involve investors with verifiable resources, a credible transaction strategy, and a realistic purchase or refinance objective.

  • Non-owner-occupied fix-and-flip acquisitions
  • Short-term bridge financing for eligible investment purchases
  • Buy-and-hold rental properties and DSCR inquiries
  • Investment-property refinances and portfolio opportunities

What makes a buyer inquiry useful?

  • Property location and type
  • Purchase price or estimated value
  • Renovation budget, if applicable
  • Expected closing date
  • Approximate equity or available cash
  • Buyer's intended exit or holding strategy

These are preliminary discussion points—not a loan approval or commitment to lend.

Common questions

Questions from wholesale partners

Does REP Financial buy properties or compete with wholesalers?

No. REP Financial is a financing consultancy and loan intermediary, not a property buyer. Our role is to help eligible investors assess financing opportunities, not market or acquire your contracts.

Will every buyer qualify for financing?

No. Loan eligibility depends on the borrower, property, available equity or cash, lender guidelines, and state requirements. We do not guarantee approvals, terms, or closing dates.

Do wholesalers have to enter an exclusive agreement?

No exclusive commitment is required to request partnership information or make a buyer introduction. Any ongoing relationship terms would be discussed separately.

Are referral fees available?

This page does not offer or promise referral compensation. Payment arrangements can be restricted by lending, real estate, and other laws and would require appropriate legal and licensing review before any agreement.

Can I refer buyers in any state?

Not necessarily. Service and lender availability vary by state, property, and transaction. We review eligibility before proceeding.

Does REP Financial finance owner-occupied homes?

No. REP Financial's offerings are focused on investment and business-purpose transactions, not consumer mortgages for primary residences.
